Tenant Guide

We recommend that you start to search for a property 4-6 weeks before you would like to move. All our properties are advertised here on our own website along with Rightmove, both of which are kept up to date with our ever changing properties. Once you find a property you are interested in you can give us a call where we will arrange a viewing at a convenient time.

Having decided on a property you will need to complete a written application form, at this time we will provisionally agree a moving date etc.

On application an administration fee is payable this holds the property, but this does not commit the landlord to granting a tenancy, this is subject to satisfactory references been sought. We will take up references on behalf of the landlord, normally these will be from your employer and landlord, in addition we will also carry out a credit check. When a tenant does not meet the income criteria or fails a credit check a guarantor may be required.

Rent is normally paid one month in advance by standing order and tenants will be responsible for council tax, water rates, gas and electricity charges.

On the commencement of the tenancy a bond equivalent to one months rent plus £100.00 is payable along with one months rent in advance, this must be paid by cash, card or bankers cheque, unfortunately we can not accept personnel cheques..

All deposits paid where Burnell Letting manage the property will be paid in to “The Deposit Protection Scheme” (DPS), for properties managed by landlords the deposit will be forwarded to them. Deposits are held to cover any damages at the end of a tenancy and therefore can not be used as rent.
