 If you own or are looking to purchase a residential property for letting or currently own a tenanted property then you should engage our property management service.  OUR SERVICES
We offer two main services, a let and managed service and a Let only service. Below is an outline of our services but please contact us for full details. The first step to letting your property is to arrange an Appraisal where we will provide a rental assessment and offer advice on renting your property and various safety regulations and requirements.
 LET ONLY
On receipt of you instruction to let your property we will take care of the following:-
 Marketing – We will circulate details of you property to potential tenants through our ever changing database, we will also market your property through our own website, visible through Google and other search engines and rightmove, we also advertise in the Durham advertiser every week. We will erect a `To Let` board outside of your property wherever possible and we will arrange viewings and accompany all prospective tenants on viewings.
Once we have a potential tenant wanting to go ahead with the property we will agree terms of the let with you and then we will obtain evaluate references and credit checks for all adult tenants.
 Arranging the tenancy – We will prepare suitable tenancy agreements in accordance with current legislation, and arrange for a standing order to be set up for the monthly rent. Prior to the commencement of the tenancy we will collect a deposit from the tenant and transfer this to the The Deposit Protection Scheme (DPS) for further information please visit www.depositprotection.com.
 Managed Service
In addition to the Let Only Service we will arrange for a Schedule of Condition and inventory to be carried out and agree this with the tenant on check in.
Collect meter readings and transfer the accounts along with council tax into the tenant’s name.
Receive monthly rental payments which will be paid promptly to you together with a detailed statement.
We will inspect the property periodically and report any issues to you and arrange any repairs once agreed with you and payments will be deducted from the monthly rent payment.
Arrange renewal of agreements as necessary and check tenants out at the end of the tenancy as required. We will then re-advertise the property with the minimum vacant period to ensure that you receive the optimum return for your property.
 Void Periods
Charges for our management facilities will not be applied to your account in periods where your property is vacant.
 Presentation
To maximise the letting potential of your property and to minimise void periods we strongly recommend that your property is thoughly cleaned once vacant, externally gardens and yards should be tidy and clear of any rubbish and lawns should be maintained.
 Mortgages
If the property to be let is subject to a mortgage please ensure that permission is sought from the Mortgage Company or Building Society.
 Withdrawal
Landlords opting for the management service please note that 2 months notice must be given to withdraw from the agreement.
Legal matters
Should any rent arrears or breaches of covenant be brought to our attention you will be informed. Thereafter should legal action be thought necessary, you will be responsible for instructing your own solicitor and any fees or charges will be landlord’s responsibility?
Out of hours Service
We are very flexible and offer prospective tenants and Landlords appointments outside normal office hours, at a time that is convenient.
 We will charge you a commission that is equivalent to one percent of the selling price of the property if a tenant or prospective tenant we have introduced completes the purchase of the property at anytime once the tenancy and commenced.
